Providing strategic planning advice for Demolition consent

Frankham Projects provided strategic planning advice to secure a Prior Approval for Demolition consent of a locally listed building in Merton.

Following a predominately positive pre-application meeting, the LPA confirmed that they could not support the principle of demolition of the property due to its relatively new local listing status. Acting as Development Managers on behalf of our client, we quickly advised to submit a Prior Approval for Demolition planning application as the site was not located within a conservation area. The application was supported by a comprehensive Heritage Impact Assessment which determined the local listing status to be of low historical value and the application was determined in 28 days.

This now allows the team to prepare for the submission of a full planning application in the future with the primary concern raised in the pre-application meeting being removed.
