Stevenage Town Centre

Lane and Frankham provided point cloud and spacial data for the Stevenage New Town regeneration.

The Client required land survey information for the purposes of building an AutoCAD 3D computer model of the site and surrounding buildings within which to analyse the impact of the proposed development on rights of light and/or daylight, sunlight and overshadowing to surrounding properties.

The Client’s preference was for a good quality 3D survey using a high definition terrestrial laser scanner from a series of connected scan points to form a full 3D point cloud model of the site and surrounding buildings within the survey area outlined on our scoping plan.


Our deliverables included:

  • Unified point cloud file compatible with AutoCAD
  • Digital photographs of the site and each of the surrounding buildings shown on the scoping plan or panoramic photographs taken by the scanner’s built-in camera and shared via web interface
  • 2D 1:200 Topographical survey showing all surface features.
  • 2D underground services survey of specific key areas of the development area.
  • 3D computer model in AutoCAD format built in 3D solids of all buildings identified on the scoping plan, boundary walls and other structures within the survey area outlined on the plan.


Added Value

By commissioning the overall point cloud model for the entire scheme as the initial survey deliverable, the client will have a comprehensive dataset. Having this set of information available from the project outset will enable our team to draw a variety of products from over the lifecycle of the project.

These will include:

  • 2D topographical information that will in turn provide a basis for Underground services information
  • Revit modelling for area’s directly within the development scheme and 3D CAD modelling (extracted from Revit) for Rights of light analysis.

The data can be drawn down on in a phased approach mirroring the development programme allowing costs to be distributed across phases and data consistency be achieved without the need for costly site revisits.
