Our intrusive survey process
A visual inspection is rarely enough to determine the true fire risk of a façade. Our external wall surveys are rigorous and intrusive, designed to uncover the exact build-up of your building’s external envelope.
Intrusive opening-up works
Our fire engineers will conduct a meticulous inspection of all concealed materials, working our way from the rear face of the internal plasterboard right through to the external building face. This allows us to assess:
- the type and condition of external cladding or render
- the presence, type, and combustibility of insulation
- the correct installation and condition of cavity barriers and fire stopping
- the structural framing and sheathing boards.
Material assessment and testing
Once the materials are identified, our fire engineers assess them against multiple criteria:
- The Building Regulations and design guidance relevant at the time of the building’s original construction.
- Current Building Regulations (Part B) and up-to-date government guidance.
- Where required, the methodology set out in PAS 9980 (Fire Risk Appraisal of External Wall Construction).
Comprehensive reporting
Following the survey, we provide a detailed, easy-to-understand report outlining our findings, the associated fire risks and a clear roadmap for any necessary remediation works.
Why choose Robson Frankham?
- Specialist fire engineers: our surveys are led by highly qualified fire engineers, ensuring a deep technical understanding of fire behaviour and compartmentation.
- Minimising disruption: we plan our opening-up works strategically to gather the maximum amount of data with the minimum amount of disruption to residents and the building fabric.
- End-to-end remediation support: if dangerous materials are found, we don’t just hand you a problem; our architectural and surveying team can design and manage the complete cladding remediation project.
- Regulatory authority: we help you navigate complex and evolving legislation, ensuring your building safety cases are supported by robust, independent data.
