The role of an Employer’s Agent is to act entirely on behalf of the client (the Employer). We manage the project from inception to completion, acting as the crucial link between you, the design team, and the main contractor.

Pre-Contract: Strategy & Procurement

A successful project is built on a watertight brief. We ensure that your vision is fully developed and all deliverables are meticulously captured before a contractor is ever appointed.

Employer’s Requirements (ERs): Drafting robust, unambiguous ERs that clearly define your expectations for quality, performance, and compliance.
Cost Planning & Viability: Ensuring a highly robust cost plan is formed that meets your requirements whilst complying with all current design and funding standards.
Tendering & Negotiation: Managing the tender process, analysing contractor proposals, and negotiating the best possible commercial terms.
Contract Preparation: Facilitating the preparation and execution of the building contract (e.g., JCT Design & Build).

Post-Contract: Delivery & Handover

Once the project reaches the site, we take ownership of the contract administration, aggressively driving the programme to ensure the contractor delivers exactly what was promised.

Contract Administration: Issuing instructions, managing change control, and responding to contractor queries.
Financial Management: Conducting regular site valuations, certifying payments, and providing accurate financial forecasting to prevent budget overruns.
Quality & Progress Monitoring: Chairing site meetings and tracking progress against the master programme.
Practical Completion: Managing the handover process, coordinating snagging, and ensuring all Operation & Maintenance (O&M) manuals and statutory certifications are in place.
