Our fire strategy services

We provide clear, practical fire‑safety direction throughout your project, ensuring each stage meets the necessary regulatory standards, giving you confidence that your building is designed, constructed and managed with safety at its core.

A Dynamic and Practical Document

The Regulatory Reform (Fire Safety) Order 2005 (RRO) mandates ongoing safety management, while the Building Safety Act 2022 emphasises the preservation of a Golden Thread of safety information. Together, they ensure the fire strategy remains a dynamic and practical document throughout occupancy, not just design.

To meet compliance with Building Regulations Part B, two distinct routes are available: the first is a prescriptive approach, and the latter relies on performance-based design.

Prescriptive compliance

One of the core ways we support projects is through clear, prescriptive routes to compliance. For the majority of buildings that are non-complex, our strategies follow recognised prescriptive guidance documents such as Approved Document B or BS9991 and BS9999.

Our detailed reports justify the building arrangements, structural fire protection, compartmentation, and fire‑safety systems, clearly setting out how each element of Parts B1–B5 of the Building Regulations has been satisfied to support the building control application.

Performance-Based Fire Engineering/Design

In performance-based building design, our team of fire engineers develop customised fire strategies that extend beyond prescriptive based guidance, this is extremely important for complex high rise towers, transport hubs, hospitals and heritage buildings where prescriptive guidance can be two rigid or unrealistic for unique layouts and uses.

Retrospective Fire Strategies

Many existing older buildings have not maintained a fire strategy document through the buildings lifecycle, making it hard for a responsible person(s) to manage the building in line with the fire safety intent.

Robson Frankham carry out a detailed assessment to ascertain and record the buildings fire safety design intent, benchmarked against current guidance to support the ongoing management for all stakeholders of the building.
