Prescriptive compliance
One of the core ways we support projects is through clear, prescriptive routes to compliance. For the majority of buildings, our strategies follow recognised prescriptive guidance documents. Our detailed reports justify the building arrangements, structural fire protection, compartmentation, and fire‑safety systems, clearly setting out how each element of Parts B1–B5 of the Building Regulations has been satisfied.
We also identify the exact sections of the relevant guidance used, such as Approved Document B of the Building Regulations 2010 (ADB), BS 9991 and BS 9999.

Complex fire engineered solutions
Not all buildings will, or are able to, fully comply with standard prescriptive guidance documents. In these more complex situations, our experts develop bespoke fire‑engineered solutions using advanced guidance. Because any solutions that deviate from prescriptive guidance must be discussed and agreed with the approving authorities, we make every effort to ensure designs remain as close to prescriptive guidance as possible.
For higher‑risk buildings regulated under the Building Safety Act 2022, these tailored fire engineered solutions also play a crucial role in demonstrating that the building meets the enhanced safety expectations and regulatory obligations throughout design, construction, and occupation.

Residential portfolios and existing buildings
A dedicated fire strategy is required for each residential block. We regularly support clients with older building stock that was not constructed to current Building Regulations, recognising that standards have evolved through updates to the Approved Documents.For existing residential portfolios, our strategies provide:
- Current risk overviews with practical steps to improve compliance where achievable.
- Informed decision‑making, enabling clients to act on clear, evidence‑based recommendations.
- Survey integration, directly informing Type 4 fire risk assessments and compartmentation surveys.
All strategies follow BS 9991:2024 C2, progressing with the RIBA Plan of Work—from a Fire Statement at Planning, to Outline (Stages 2–3), Detailed (Stage 4), and Construction Fire Strategies (Stage 5) to ensure safe, compliant delivery.
