Overview

Frankham was appointed on Plumstead Fire Station, a Grade II listed building located on the corner of Lakedale Road and Plumstead high street.

The challenges

Working within the environment of an active 24/7 emergency service.

The station needs to remain operational during the works so the programme was be split into four phases. Planning, phasing and co-ordination of the works was vital to minimise impact on daily operations of the fire station.

Innovation

To improve energy efficiency, air source heat pumps and photo voltaic panels were incorporated. In addition, new facilities include a new kitchen canteen, tv & lecture room, watch managers office and restroom. New facilities to the link building include a new watch room to ground floor and first aid/equalities room at first floor level.

The link building has an additional floor which provides a link though to the existing fire station. Various remodelling of the existing fire station included introduction of a new community room within the existing appliance bay, relocation of the existing gymnasium, refurbishment of existing rest rooms at first and second floors.

Weekly update meetings with the London Fire Brigade Project Manager have ensured lines of communication are maintained with up-to-date information and risks to the project.

 

Continuous Improvement

During the design stage, a delay occurred through the design of the sprinkler system and the client requested that the design was completed by Frankham. Clarification of the hazard classification was unclear for the appliance bay.

In hindsight, a Fire Risk Assessment should have been carried out to confirm the risk category and provide clarity on the requirement for tank supported systems and the size of tanks required.
