Frankham Consultancy Group undertook the role of Employer’s Agent on Phase 1A of this regeneration project close to Poole town centre.
This was the first phase of works to provide private sale, high quality homes, comprising 22, three and four bedroom houses and 9, two bedroom flats on a brownfield site, formerly occupied by a ceramic tile manufacturing plant.
Frankham initially implemented an enabling Contract, utilising a JCT Intermediate Form of Contract to engage a demolition and asbestos removal Specialist Contractor to clear the site in preparation for the regeneration phases. This first phase overran its Contract Period due to delays with the removal of additional asbestos contamination not identified during the original investigations, combined with an escalation in the extent of infrastructure works, required to facilitate the subsequent phases. All the Units on Phase 1A were sold and are now occupied.
The works were undertaken under a JCT Design & Build Contract and incorporated large scale infrastructure works to facilitate subsequent phases, two of which are now underway, having negotiated Contracts with the Contractor.
The entire redevelopment will comprise 268 dwellings consisting of 68, one bed flats, 125 two bed flats, 2, two bed houses, 64, three bed houses, 9, four bed houses; 880m2 GEA floorspace for Classes A1 and A3 uses; 11,556 m2 GEA floorspace Class B1 Business units; electricity substation; foul water pumping station; construction of new site entrance and access roads together with 436 car parking spaces, cycle parking, public open space areas and landscaping works.
