Frankham Consultancy Group complete works for Wokingham Borough Council
Works were sub-divided into three discrete sections to minimise disruption:
• New single storey extension to accommodate Main Hall and Entrance Area; this included ancillary stores, staff workroom, kitchen, etc.
• Modifications to Hall to create three Year 6 Classrooms and unisex pupil WC.
• Works to North and South car parking areas and provision of new Multi Use Games Area (MUGA); together with associated ground, drainage and fencing works.
A JCT Design and Build contract was employed to mitigate the pre-construction programme. The scheme was procured concurrently with works to another scheme in the same region. Separate appointments offered best value for money.
The scheme was delivered within 1% of the Contract Sum despite the introduction of additional works. Handover of the final Section of works was delayed by seven weeks due to the discovery of an underground power cable and issues with surface water outfall, however, loss and expense costs were minimal.
Phasing the works allowed us to maintain uninterrupted access. Working with the school and contractor re-phasing works also allowed us to mitigate the impact of delays.
Officers were provided with regular financial and programme performance updates so as they could make informed decisions. We also worked closely with the Contractor to
determine and agree the commercial impact of variations.
The Final Account was agreed and counter-signed prior to Practical Completion.
