Lane and Frankham were initially commissioned in 2014 to complete the ‘off plan’ area assessment of the proposed 500,000 sq ft development of 1 & 2 London Wall Place. As construction neared completion we undertook a full ‘as-built’ measured survey to determine the Net & Gross Internal Area and the International Property Measurement Standard Office 3 (IPMS 3 Office)
The Report and area figures produced were used to verify that the construction target area had been achieved and were used as the basis for lease/rent calculations with the pre-let tenant of 1 London Wall Place and prospective tenants of 2 London Wall Place. Each Floor measurement/report was supported by an assignable Duty of Care Letter to the incoming tenants.
This approach enabled a standard and agreed set of measurements to regulate both the construction and letting elements of the wider project. This saved the client both time money on commissioning one rather than two separate exercises.
