Following an option appraisal looking forward to the changing healthcare requirements of its members and business opportunities Benenden Hospital Trust decided to redevelop the hospital campus and invest £55m.

Key objectives included:
1. Improve patient privacy and dignity
2. Improve the patient experience
3. Meet Statutory and regulatory requirements
4. Develop an efficient estate to overcome the historic piecemeal development of the campus
5. Develop a facility that is sympathetic to its outstanding rural setting and take advantage of its situation

To overcome the identified shortfall of the existing healthcare facilities it was decided to extend the existing hospital and completely refurbish the existing buildings. This development was assessed in line with BREEAM Healthcare standards which aims to encourage sustainable practices through improved design. This helps to minimise negative impacts of construction as well as reducing the costs and environmental impacts when the building is in use.

Reducing energy consumption
Energy consumption for this project was predicted to be high due to the use of specialist equipment and high occupancy levels at all times of the day.

Due to the high level of electrical equipment, energy meters were installed in the different zones of the building, allowing the building occupants to adjust the building services to suit their needs. Along with this, the energy monitors were connected to an overall management system which can identify the high energy use areas. These can then be targeted as areas where measures can be put in place to save energy and reduce costs.

The use of electrical equipment was discouraged where possible in order to reduce the demand for electricity. For example, sun tubes were installed in areas where there were limited windows, allowing natural light to enter the building and reducing the need for artificial lighting. In some of the sun tubes, ventilation measures were included which can help to reduce the need for air conditioning.

Social aspects
Due to the rural location of the hospital, it is important that patients and visitors can easily access key amenities and services on the site.

A new restaurant was installed with a comfortable seating area and the pharmacy was relocated to the centre of the hospital to enable the convenient collection of medicines. Smaller amenities including a post box and ATM were installed in the reception area to reduce the need to travel to gain access to these.

As part of the development, outdoor open spaces and pathways were improved. This encourages patients, staff and visitors to take time away from the hospital buildings without having to leave the site.
